O2 Apartments

Centered in the Belltown neighborhood, the O2 Apartments is a 13-story mixed-use tower with a street commercial level and three additional basement levels of parking. The tower will provide 116 apartment units and a skylounge with an expansive Puget Sound view. Seattle's popular attractions, including the Space Needle, Olympic Sculpture Park and the downtown core district are all within minutes of walking from the building.

The building includes staggered bay windows which extend out from the exterior walls and provide additional unit space and a unique exterior appearance. To meet the architect's vision, we implemented post-tensioned concrete flat-plate construction with pre-cast concrete and steel framing at the bay windows. The design allows for post-installation of bay windows in conflicts with the man-lift and challenging shoring locations without delaying the construction schedule. 

The Battery Street Tunnel adjacent to the project site posed stringent engineering and serviceability criteria for the site excavations, and the project team successfully tackled the challenge with a specialized whaler system.
